Any realtor in Newfoundland can help you make the offer to purchase although you do not have to use a realtor if the house is for sale by owner.
I suggest that you pay a realtor separately to help you make the offer to buy. i.e. YOU would have a buyer's realtor working on your side. You could pay him or her by the hour.
In either case, you will likely, indeed should use a lawyer or notary to transfer the property to your name.
If you need a mortgage, most financial institutions will finance a non-resident with a decent credit record if they put 35% down.
There are thousands of extra and summer homes owned in Newfoundland by Americans. During WWII, there were 5 or more US military bases in Newfoundland (this was before Newfoundland became part of Canada on April 30, 1949). Baseball was so popular that there is even a Baseball Hall of Fame in Newfoundland. You find its members in the strangest places.
For instance, John Winter, the fellow who brought the Molson's Indy to Vancouver and the present president of the British Columbia Chamber of Commerce is a member of the Newfoundland Baseball Hall of Fame.
There should not be any more problems for your buying a home in Newfoundland than there would be if you were buying one on Maui or down in Key West or up in Fairbanks.
Just remember, that buying the house does NOT give you the right to move to and live in Newfoundland on a permanent basis.
You would still need to get a PR (permanent resident - like a green) card to do that.
